Sequence Is What Makes a Renovation Work

Work runs from the messiest trade to the most delicate. Strip-out first, then anything structural, then first-fix services while the walls are still open, then plastering, then flooring, then second-fix, and decorating last. Decorating last is not a preference — paint applied before the dust-making trades have finished simply gets done twice.

Bathrooms are the tightest sequence of the lot. Tiling cannot start until the walls are sound and the pipework is set, and the pipework position depends on the actual sanitaryware being on site rather than assumed from a brochure. Getting everything ordered before the first day is worth more than it sounds, because one missing waste kit can stop a bathroom for a week.

Tiling deserves its own attention because it is unforgiving. Tiles follow the wall behind them, so an out-of-plumb wall shows up in every grout line, and the first row sets the alignment for everything above it. On floors the substrate has to be rigid — tiles laid over a floor that flexes will crack along the joints whatever adhesive is used.

Where a renovation involves gas, new circuits or consumer unit work, that is notifiable work for a registered installer, and bathroom plumbing connections need the right trade too. Those slots are planned into the programme early, because finding them halfway through means finished work coming back out.

How long does a bathroom renovation take?

Most domestic bathrooms are a one to two week programme once all the materials are on site, but the honest answer depends on what comes off the walls. A straight swap of like-for-like sanitaryware is quick; discovering rotten timber or failed plaster behind the old tiles adds days. You will get a realistic programme rather than an optimistic one.

Do you handle the plumbing and electrics as well?

Not the notifiable parts. Gas work needs a Gas Safe registered engineer and new circuits or consumer unit work need a registered electrician, and bathroom plumbing connections are done by the appropriate trade. Everything around them — strip-out, walls, tiling, flooring, joinery and decorating — is covered, and the specialist slots are planned into the sequence so nothing has to come back out.

Can we stay in the property while the work is done?

Usually yes, provided the work is sequenced room by room. A single bathroom is the awkward case, because there will be a period without it — if that is a problem it is worth saying at quote stage so the programme can be compressed around it.

Do you take on tiling as a job on its own?

Yes. Tiling does not have to be part of a full renovation — a bathroom retile, a kitchen splashback or a tiled floor are all fine as standalone jobs. Tell us the area and the tile you have chosen, because tile size and format change both the preparation and the time.

Can you renovate one room rather than a whole house?

Yes, and it is the most common request. A single room brought properly up to standard is often better value than spreading a budget thinly across a whole property.
