Worth Knowing
Turnaround Time Is the Whole Job
The cost of a void period is usually larger than the cost of the work being done in it. That changes what good value means: the cheapest quote that takes three weeks and needs four separate visits is more expensive than a slightly higher one finished in a few days.
Batching is what makes that possible. A check-out report typically lists a dozen small items spread across several rooms, and most of the cost of any one of them is arriving and setting up. Handing over the whole list at once means it can be sequenced properly — filling and making good first, then decorating, then flooring last so it is not walked over while everything else is finished.
It is also worth separating fair wear and tear from genuine damage before work starts, because the two are recharged differently. Scuffed paint after a two-year tenancy is wear; a hole in a door is damage. You will get a plain view of which is which, and photographs of anything you may need evidence for.
Some things need a registered trade however small they look. Gas safety work, boiler servicing and notifiable electrical work all require the right certification, and gas safety records and EICRs have to come from a qualified inspector. Those are identified rather than attempted.
